1. INITIAL CONSULTATION

We meet to understand your vision, timeline, and goals. Already have an architect? Great. Still looking? We’ll connect you with our trusted design partners. We also review zoning, site potential, and utility needs to lay the groundwork for a successful build.

2. BUILD AGREEMENT + RETAINER

To begin formal pre-construction, we enter into a Build Agreement that includes a retainer. This secures your spot in our schedule and covers design support, budgeting, and bid coordination. If you proceed, it’s credited to your final payment. If not, it covers pre-build services already rendered.

3. DESIGN COLLABORATION + SELECTIONS

We work alongside you (and your architect or designer) to assist with finish selections and design direction. Make real-time selections or we’ll set smart allowances. From structure and style to fixtures, finishes, and landscaping—our team is here to guide you.

4. FULL SCOPE BIDDING + BUDGET DELIVERY

Our team bids out all trades and materials, ensuring accurate pricing and maximum value. You’ll receive a transparent, line-item cost-plus budget with every bid and invoice shared. Our management fee (typically 12–25%) is clearly outlined and based on project complexity.

5. FINALIZE BUDGET + START CONSTRUCTION

Once the budget is approved, we lock it in and kick off construction. Changes are handled only through formal change orders—no surprises, just solid communication and control.

6. BUILD THROUGH COMPLETION

We manage every aspect of the build—from sitework and utilities to framing, finish carpentry, and final details. We also assist with exterior finishes, landscape design, pools, signage, and everything in between. Our team leads with quality, organization, and care.

7. FINAL WALKTHROUGH + CLOSEOUT

Together, we complete a final walkthrough, address any punch list items, and close out the project with full documentation. Your retainer is applied to the final balance, and your completed project is ready for move-in or occupancy.
